What is a Hazardous Materials Survey, and do I need one for my renovation?
Depending upon the year your home was built and the scope of your renovations, a hazmat survey may be required. If a report is required, an Environmental company or certified technician would take small samples of the areas being demolished or removed and have them tested. The testing determines if any of the materials contain asbestos, lead, PCB’s or other toxic materials. If the testing determines that there are no potential health risks, nothing else is required prior to the
commencement of the renovation. However, if the report indicates that some or all of the
samples contain any hazardous materials, the home will require abatement to be completed by
a certified professional and a clearance letter issued, prior to any renovation work beginning.

Do I need a permit?
Generally, for most cosmetic changes, such as flooring, millwork or replacement of existing doors and windows, a permit is not required. Changes that would require a permit would include structural, changing window and door sizes, electrical, or plumbing. Applying for permits can be overwhelming and we can help you through the permitting process.
How long will my renovation take?
Every project is as unique as are the clients we work with, and timelines can vary depending upon the size and scope of the project. How much will my renovation cost?
That is the million-dollar question! Every project we work on is custom, so the costs vary project to project depending upon scope and finishes. We can provide budget pricing or fixed price quotes, depending on the project. Regardless of the size and scope of their project, we always suggest clients have realistic budget expectations and retain a contingency amount for any potential surprises. Do you sub-contract any of the work?
Yes. We perform most of the carpentry and finishing work inhouse, however, we sub-contract to licenced and insured professionals for other specialty areas including electrical, plumbing, HVAC, etc.
Can I purchase my own materials?
Our clients are always included in selecting the finishes for their project, such as flooring, millwork, trim, etc. However, we prefer to purchase all the building materials to ensure their quality, quantity and availability meets our high standards. Accessories such as electrical fixtures and bathroom accessories should be purchased by the client.
